New Jersey basements retaining their original slabs from the 1920s through the 1950s frequently exhibit efflorescence, staining, and persistent dampness rising through the concrete even when the walls are dry. The original slab was poured without a vapor barrier, directly on native soil.

Surface sealers and epoxy coatings fail repeatedly because the moisture originates below the slab. A floor lowering project replaces the slab with a modern assembly consisting of an aggregate base, a continuous vapor barrier, rigid insulation, and new concrete, which eliminates the pathway for ground moisture entirely.
