Cracked Garage Floor

A cracked garage slab in a New Jersey home carries practical consequences beyond the visual. When cracks penetrate the full thickness of the concrete, moisture migrates upward through the slab by capillary action, introducing humidity into the attached garage that promotes mold growth on stored items, corrosion on tools and vehicles, and, in homes with a shared wall, elevated indoor humidity in the living space. The structural explanation for most garage floor cracking is straightforward: the fill placed beneath the slab during original construction has compressed or washed out over decades of vehicle loading and seasonal drainage, leaving sections of the slab spanning an unsupported air pocket. Each vehicle that parks over that void cycles stress through the concrete until the slab fails.

Certain crack patterns make the sub-base void diagnosis almost certain without specialized equipment. A crack that runs the full length of the garage from the door threshold to the back wall, a crack with a raised edge on one side, or a zone of concrete that sounds hollow rather than solid when tapped indicates that a void exists beneath that area. Scaldino Basement Solutions injects expanding polyurethane foam through small ports drilled in the slab surface to fill those voids, bond to the underside of the concrete, and restore the floor to a stable, level condition. The process requires no demolition and the slab accepts vehicle load within 30 minutes of the final injection.
