What are the window well requirements for egress windows in NJ?

New Jersey follows the International Residential Code window well requirements for egress applications. The well must have a horizontal dimension of at least 36 inches measured from the exterior foundation wall, and the minimum width of the well must be at least 36 inches.

If the well depth, measured from the bottom of the well to finished grade, exceeds 44 inches, a permanently affixed ladder or steps must be installed inside the well so that occupants can exit without assistance. The ladder or steps cannot obstruct the required opening area of the window.

Well drainage is a separate but critical requirement. The bottom of the well must drain to prevent water accumulation that would block or delay egress. This typically means a gravel base connected to a drain pipe or to the interior drainage system.
