What is foundation underpinning and when is it necessary?

Underpinning is the process of extending an existing foundation downward to a deeper, more stable bearing stratum, typically by excavating small pin sections under the footing and pouring new concrete to transfer the load.

It becomes necessary when the original footing is bearing on unsuitable soil, when the homeowner is lowering the basement floor below the footing elevation, or when differential settlement has caused cracking, sticking doors, or sloped floors.
