What is foundation underpinning and when is it necessary?

Underpinning is the structural process of extending an existing foundation downward to a deeper and more stable bearing stratum. It is typically accomplished by excavating small pin sections beneath the existing footing and pouring new concrete to transfer the load to competent soil.

Underpinning becomes necessary when the original footing bears on unsuitable soil, when the homeowner is lowering the basement floor below the existing footing elevation, or when differential settlement has already produced cracking, sticking doors, or sloped floors. In New Jersey, expansive clays and uncontrolled fill soils in municipalities such as Livingston, Montclair, and Maplewood frequently require underpinning.
