Most standard New Jersey homeowners insurance policies exclude foundation settlement, soil movement, and earth shifting from coverage. Underpinning is therefore typically an out-of-pocket expense for the homeowner, unless the settlement was caused by a covered peril such as a burst plumbing line that washed out supporting soil.

Certain policies offer settlement riders, and some lenders require underpinning before financing specific renovation scopes. We provide documentation suitable for insurance claims and for real estate escrow holdbacks when those circumstances apply.
