How long does a Bilco basement door last before replacement?

A properly installed Bilco steel cellar door typically lasts 20 to 30 years under normal residential use and NJ weather conditions. The frame and door panels are the longest-lasting components. The parts that wear out sooner are the spring-assist cylinders, which typically last 10 to 15 years, the door gasket and threshold seal, and the fasteners at hinge points.

Rust is the primary failure mode for steel doors. Doors that are not painted or resealed periodically develop surface rust that eventually works into the steel and weakens the panel edges. Doors in shaded or persistently damp well areas tend to deteriorate faster than those with good drainage and sun exposure.

If your door is warping, the springs no longer hold the door open, water is entering at the threshold despite good drainage, or visible rust has compromised the structure of the panels, it is time for a replacement.
