Do I need a permit to install an egress window in NJ?

Yes. Egress window installation requires a building permit in New Jersey because it involves cutting a new structural opening in the foundation wall. The permit application must demonstrate that the opening will be properly supported with a header or lintel and that the window meets IRC R310 net clear opening requirements.

Some municipalities also require a grading and drainage plan for the window well if the project involves significant excavation around the foundation exterior.

Working without a permit creates problems at resale. Home inspectors look for egress windows in finished basements and will flag unpermitted openings. Buyers can demand remediation, which in some cases means removing and re-permitting the window.
