Can I tell if my foundation needs repair or underpinning?

Some signs point more specifically toward underpinning while others suggest foundation repair of a different type. Underpinning is typically needed when the existing footing is too shallow to provide adequate support, when settlement has caused the foundation to sink unevenly, when you want to increase basement ceiling height by extending depth, or when soil erosion has compromised the footing bearing capacity.

Signs that may indicate underpinning is needed include stair-step cracks in block or brick foundation walls, floors that slope noticeably toward one side of the home, doors and windows that bind or no longer close properly, and visible gaps between the foundation wall and the structure above.

Not every crack or symptom requires underpinning. Some conditions are better addressed with carbon fiber reinforcement, wall anchors, or waterproofing. The only way to know for certain is a professional assessment that includes probing the existing footing depth and reviewing soil conditions.
