Cellar door frame deterioration develops gradually and is often overlooked until the door no longer operates properly or water begins entering around the edges. In New Jersey and Staten Island, frames take constant punishment from moisture, freeze-thaw cycles, and the weight of the door itself. Concrete frames develop cracks that widen as water enters and expands during freezing. Wood frame components absorb moisture and begin to rot from the inside, making the frame soft and unstable. Either way, the result is gaps between the frame and foundation, misalignment that prevents the door from sealing, and progressively worse water infiltration.

Cracked concrete is repaired and sealed, rotted wood components are removed and replaced with moisture-resistant materials, and the frame is properly waterproofed before the door is reinstalled and aligned. For frames that have deteriorated beyond repair, full removal and replacement with a properly anchored, waterproofed frame restores structural integrity and creates the tight seal the door requires to function correctly.
